  • Your reference will be completed by Rightmove Tenant & Landlord Services on behalf of Peter Morgan Lettings - you will need to respond within 48 hours.
  • In order to complete your application, Rightmove Tenant & Landlord Services will consult with a number of sources to verify the information, including a licensed credit reference agency. As a result of the information received, Rightmove/Peter Morgan Lettings may pass on any information supplied to your landlord and/or management agent, including the results of any linked verification checks.
  • By consulting with a credit reference agency, Rightmove/Peter Morgan Lettings will share your information with them, and the agency may record the results of this search. This search may show how you conduct payments with other organisations.
  • If you default on your rental payments, Rightmove/Peter Morgan Lettings may record this on a centrally held database of defaulting tenants, and that such a default could affect any future application for tenancies and/or credit.
  • If false or inaccurate information is provided and fraud is identified, details will be passed to fraud prevention agencies to prevent fraud and money laundering.
  • Information may be sent to you and your nominated referees by email. This information will only be sufficient enough to identify you and it won’t be excessive; however, you should be aware that information sent via electronic means can’t be guaranteed to be secure.
  • If any information within this application is found to be untrue it may be grounds to terminate the tenancy agreement.

you are required to pay a refundable holding deposit equivalent to one week’s rent in order to reserve a property. The purpose of the holding deposit is to enable both the landlord and tenant to demonstrate commitment to entering into a tenancy agreement on the terms agreed whilst reference checks are undertaken. The holding deposit creates a binding conditional contract between tenant and landlord. Under this contract, the tenant agrees to provide honest representations as to income, tenancy history and references, and to enter into the tenancy under the terms agreed with the landlord. The landlord agrees to enter into the tenancy as per the agreed terms subject to satisfactory fulfilment of all pre-tenancy checks. The ‘deadline for agreement’ for both landlord and tenant will be within 15 calendar days from the date that the holding deposit has been received by the landlord or letting agent. The tenancy agreement must be signed by all parties within 15 calendar days from receipt of the holding deposit. The tenant will be notified of any extension to the 15 day deadline in writing. The tenant must request an extension to the 15 day deadline in writing. The property will be withdrawn from the market pending referencing. The holding deposit will be retained by the landlord/letting agent if false or misleading information is provided which affects a decision to let the property and calls into question your suitability as a tenant. The holding deposit will be retained by the landlord/letting agent if you fail referencing. You are required to ensure that all the information you have provided in relation to the tenancy application is true and accurate.

I consent that the holding deposit can be used to offset against the tenancy deposit or rent in advance. I hereby confirm I have read, understood and accepted these terms.

It is Peter Morgan Lettings Policy that all prospective tenants should view any property before offering, signing and completing a tenancy agreement of any Property.If a tenant choses to offer and complete a tenancy without first viewing the property then Peter Morgan Lettings cannot be held liable if subsequently any parts of the property, utilities, contents or terms of the Tenancy Agreement are not acceptable to the tenant.The Tenant, by taking the property without viewing and contrary to the advice given by Peter Morgan Lettings, will have no legal right of redress as a result of that decision either against Peter Morgan Lettings or the Landlord.Peter Morgan Lettings will still retain the full holding deposit fee as per terms noted above.




Tenant Fees

Default Payment ChargeIf you pay the rent at least 7 days late, we can charge you interest calculated at a Bank of England base rate plus 3% APR.
Holding deposit to reserve a property.This is refundable and you should not pay more than one week’s rent.

Delay in reporting maintenance issuesActual costs for further damage should you fail to report any fault or repair we are responsible for. *
Actual costs of the workmen hiring other equipment to use gas/electric if you refuse.
Actual costs for damage to door and windows if the police break into the property. *
Actual costs for any treatment needed to get rid of fleas, ants, mice, wasps nests and other pests. *
Insurance ClaimsYou may be charged the excess fee for any insurance claims. *
Payment for ending a tenancy agreement early
*All above charges are included in the Tenancy Agreement with more details. You will be supplied a DRAFT Tenancy Agreement prior to committing to commence a tenancy.
